South Downs cottages with majestic views over the surrounding rolling hills and forest, Little Friston Lodge provides an idyllic base for an escape from hectic lives.

The lodge is an annexe to a large country house and provides luxury holiday accommodation for up to four people, with private access, off road parking and storage for bikes.

Located on the edge of the South Downs Way in Friston, East Sussex, close to the village of East Dean, Eastbourne and Brighton; the perfect position from which to enjoy Beachy Head, the Seven Sisters and south coast of England.

A private door leads to an inner hallway with boot rack and downstairs toilet. There is a large, open-plan living space with patio doors on to a private terrace with table and chairs enjoying wonderful countryside views.

The kitchen area is fully equipped for self-catering, with all the utensils you’ll need, plus washing machine, double oven, fridge freezer and microwave.

The comfortable lounge boasts a handsome wood-burning stove (logs provided), a TV, DVD player, iPod docking station and a Sonos WiFi speaker.  The dining table is strategically placed by the French doors, offering you the perfect opportunity to drink in the views while you eat.

The living room leads to another hallway with a staircase rising to the first floor where there are are two bedrooms.  The master bedroom has a kingsize bed and an ensuite bathroom with glorious views over the hills.  The second bedroom is usually a twin, but can be set up as a kingsize if two couples are sharing.  There is also a spacious family shower room.

The property has been delightfully decorated and furnished throughout and provides an ideal base for couples and families.  Children are welcome and a travel cot is available on request.

There are two private off-street parking spaces for the lodge (plus further parking by the main house if required) and if you’re on a cycling trip, there is a store room for bikes.  WiFi is provided, plus towels and linen, and you’ll even find some welcome goodies from the owners to get you started on arrival.

Outside you can enjoy the full, expansive gardens that belong to the main house as well as the patio immediately outside your cottage.  Patio areas include outdoor dining furniture, seats for relaxation and a BBQ if you fancy cooking al fresco, and there is an attractive pond providing a haven for wildlife (parents need to supervise children at all times).

From the gardens, you can directly access pathways to the South Downs and it’s an easy stroll to explore nearby historic gems such as Friston church (dating from 1688) or to pop into East Dean with its cricket green and regular open-air market.

East Dean and Friston are two picturesque and tranquil villages which sit between Eastbourne and Seaford. It is a fantastic location for walkers, cyclists and holidaymakers seeking a relaxed location set in beautiful countryside.  The nearest beach is at Birling Gap, just one mile away, while Eastbourne town centre is just a couple of miles drive.

There is a great pub on the green which people visit from miles around – The Tiger Inn serves up tasty lunches and evening meals and you can enjoy your meal overlooking the green when the sun is shining. Or if you feel like something more exotic, there’s also the fabulous Thai Terre restaurant on the green.

Traumhaft schön! In wunderschöner Landschaft nur einen Katzensprung von der Steilküste mit den Seven Sisters entfernt liegt dieses tolle Anwesen mit herrlichem Ausblick von der Gartenterrasse über den Friston Forrest in die downs. Amanda und Keith sind perfekte Gastgeber und haben uns mehr als freundlich empfangen. Die Wohnung ist dem Haus entsprechend stilvoll und mit Geschmack eingerichtet und es fehlte wirklich an nichts. Wir haben uns sehr wohl gefühlt und kommen gerne wieder!!! English: Fantastically beautiful! In a beautiful landscape just a stone's throw from the cliffs with the Seven Sisters away is this great property with stunning views from the garden terrace on the Friston Forrest in the downs. Amanda and Keith are perfect hosts and have more than welcomed us. The apartment is the house stylish and tastefully decorated and really lacked nothing. We felt very comfortable and will gladly come back!

This property does not accept pets. Smoking is not permitted.

There is a week-long minimum stay and bookings run from Friday to Friday in peak season, although flexible arrival days and short stays may be possible out of season and last minute.

Costs include the weekly rent, a £30 booking fee and a returnable £200 security deposit. To book requires an immediate, non-refundable deposit of £200 (booking fee and a portion of the rent) and then the balance, including the security deposit, is due by no later than six weeks before your arrival. For stays of three weeks or more, you may be asked to pay a higher security deposit and/or booking deposit.

The checkout time is 10am on the day of departure – a fine may be applied if you do not leave on time. Please leave the property in good order – dispose of rubbish in external bins and wash up any pots/dishes or place in the dishwasher and switch on before you leave. If the accommodation is left in an unreasonable state, requiring deep cleaning, the cost for this will be deducted from your security deposit.

The security deposit will be returned to you within 1-2 weeks of your departure, minus any deduction for damage, loss or excessive cleaning required.

The property can only be used for the maximum number shown on the booking correspondence. It must not be used for improper, illegal or immoral purposes. Guests must not sub-let the property and must not change, add, move or remove any items of furniture, furnishings or structures inside or outside. Guests must not cause (nor allow any visitors to cause) any nuisance, annoyance or disturbance to neighbours, the property owner or the property owner’s agent.
