Pear Tree Cottage is arguably our most picturesque South Downs holiday cottage, and the beautiful countryside sits practically on your doorstep.

Cosy and atmospheric, with exposed original timbers, this South Downs holiday cottage is an ideal romantic retreat or a fine base for a family getaway.  It is perfectly positioned for romps on the hills, hearty foods and ales in the nearby country pubs, or nights in with a box-set to rest weary limbs after all your adventures.

You’ll find three good sized bedrooms upstairs to sleep up to six in comfort – with two double rooms and one twin.  The twin bedroom is off the second bedroom, making it ideal for children.

Surprisingly for a country cottage there are two bathrooms – a family bathroom on the first floor with a bath and shower over, plus a spacious shower room on the ground floor.

You’ll find an Inglenook fireplace with a wood burning stove in the lounge (just bring some logs), so if you’re enjoying a winter break, imagine basking in a toasty glow on the two sofas while catching up on your favourite show on the Smart TV.

The separate dining room has seating for six and leads through to the well-equipped kitchen, with all the facilities you’d hope for with self catering – a big range cooker, dishwasher, toaster, microwave and plates and cutlery galore.

Enjoy the afternoon sun (and possibly a glass of vino) on the terrace with a table and chairs, with an outbuilding hosting the washer-dryer and providing plenty of storage for bikes, prams and outdoorsy kit.

With fully controllable central heating, you will be toasty warm year-round so this South Downs holiday cottage makes a wonderful choice for out-of-season jaunts as much as a summer holiday destination.

The Small Print

There is a week-long minimum stay and bookings run from Friday to Friday in peak season, although flexible arrival days and short breaks may be possible out of season.

Costs include the weekly rent, a £30 booking fee and a returnable £200 security deposit. To book requires an immediate, non-refundable deposit of £200 per week booked (booking fee and a portion of the rent) and then the balance, including the security deposit, is due by no later than six weeks before your arrival. For stays of three weeks or more, you may be asked to pay a higher security deposit. The security deposit will be returned to you within 1-2 weeks of your departure, minus any deduction for damage, loss or excessive cleaning required.

The checkout time is 10am on the day of departure – a fine may be applied if you do not leave on time. Please leave the property in good order – dispose of rubbish in external bins and wash up any pots/dishes or load into the dishwasher and switch on. If the accommodation is left in an unreasonable state, requiring deep cleaning, the cost for this will be deducted from your security deposit.
