Seaford is a charming little coastal village between the larger towns of Eastbourne and Brighton. It offers the perfect location for a holiday getaway with a quiet seaside setting, free parking throughout the town and a great selection of tasty independent restaurants and cafes (we LOVE The Front Room and Grumpy Chef for locally-sourced and great value food just a few minutes walk down the road) – and yet close Seaford is enough to take advantage of the buzz and creativity in Brighton.
Everywhere in Seaford is reachable by foot meaning you can happily choose to arrive by train knowing a car is far from essential during your stay. The train station is a 10 minute walk from the property and takes just 20 minutes to reach Eastbourne and 30 minutes to Brighton.
Seahorse Villa really is the perfect holiday base to explore the southern coastline and the surrounding East Sussex area. You’ll be able to fully unwind as you stroll along the promenade watching as the waves crash in and the boats sail by.

The property itself benefits from three reception rooms downstairs, so there is plenty of space for the entire group to spread out when needed.
There is also a fully equipped kitchen which includes a dishwasher, washing machine, microwave, kettle, double oven, hob, American fridge freezer and a Nespresso Vertuo coffee machine (bring your own pods).
The main living area is setup for cosy evenings in with an open fire and a large Smart TV with internet capabilities meaning you can tune into the latest shows on Netflix, BBC iPlayer and more (own account log-ins are required). A second sitting room, complete with sofa, chaise longue and an armchair is great for a quiet read or to play a board game.
The dining room is set just off the kitchen and has a large table which can seat all 10 together for family meals. There is also a downstairs cloakroom.
The private back garden has a table and chairs permanently in place and makes for a lovely spot to relive the day’s adventures or to breakfast together and plan the day ahead.
The property has six bedrooms spread over two further floors. On the first floor, the master bedroom boasts a kingsize bed and an ensuite shower room, plus a smart TV and lots of built in wardrobes. A spacious twin bedroom (with two single beds) is also on this floor, complete with hand basin and plenty of wardrobes, and there is a double room which has its own shower cubicle and hand basin. This floor also has a separate family bathroom with a bath and shower over.
On the top floor in the eaves are a further three bedrooms – two doubles and one single – plus another family bathroom. There is also a WC on the ground floor, so plenty of facilities!
Given that this Seaford holiday cottage sleeps up to 11 people it makes for ideal group accommodation for friends and extended families but regrettably we cannot accept hen or stag parties. Given the proximity to fantastic walks, this house does consider small-to-medium sized, adult, neutered dogs (please call to discuss your pet, a £50 supplement per dog applies).
Seaford makes an ideal base for biking holidays with the huge (and flat – hurrah!) seafront or you can head for the hills for some off-road action if you fancy some serious thigh-burn! Since you have an accessible private back garden the house provides for excellent bike storage.
Linen and towels are provided (bring your own beach towels) and for stays longer than a week a second set will be supplied. The property also includes free WiFi throughout all rooms.
If you are a bringing car(s) there is free parking on most roads in Seaford including Sutton Road and in the town centre, plus a paid-for car park pretty much opposite the house.
Given the scale of the accommodation, quality of furnishings and equipment and number of bedrooms, the house makes for excellent accommodation for colleagues working locally and serviced accommodation.

Excellent base for walking, visiting the south coast, unwinding in gorgeous surroundings and comfort. Beautifully appointed spacious house that accommodated all the needs of our large family and dog. Easy walking distance to the beach (stony but unspoiled), delightful town with some real finds of eateries (Front Room, Grumpy Chef & Pomegranate). Brilliant access to buses, trains and main roads to explore the surrounding area and 15mins from Brighton via train. 3 bathrooms were a real boon for our mixed age family group and all ages felt instantly at home. Enclosed garden was very welcome for our toddlers and dog. Lovely place to chill and enjoy the area.
Perfect seaside townhouse Absolutely loved this house. There were six of us in the group but it didn't feel in any way cramped because of the size. It's also right in the town centre so getting to the restaurants and cafes took less than five minutes - on top of it being only ten minutes to walk to the sea and the hill walks. We were also in Brighton a lot, which is about 20 by train, which is perfect considering how expensive staying in Brighton would have been for probably half the space! The house had everything we needed and was just an overall really nice place to get away too.
Clean and spacious! Fantastic holiday villa, close to the train station and the town centre. About a 5 easy minute walk to the beach. Incredibly clean and well equipped, and tons of space. Would recommend.
Stunning home! We loved our stay at this stunning home. Situated in the heart of the town and a 5 walk to the beach. The kitchen was equipped with everything we needed. The children had a garden to play in. We loved the decor. The beds we very comfortable. The road was quiet and there was plenty of parking. Would love to come back.
Superb family home - fully recommended ! We enjoyed our stay at Seahorse Villa in Seaford so much! We were a group of nine, we had this big beautiful, big house with six bedrooms just for us! The location is brilliant - the train station is very near, a few minutes walking distance, which was very convenient as we were doing various day trips to different towns and cities, such as London, Brighton and Eastbourne. Also, it is very near the town center and the beach, and there is a shop just around the corner (1 minute walk), which was opened until 23:00. The house is really nice, beautifully decorated, spacious and very well equipped with everything you need if you, for instance, decide to stay indoors, cook and have a meal in the house. Lastly, and equally important, the host is very lovely, pleasant and immensely helpful; the communication was smooth, responses to our queries were prompt. Thank you!
Bellissima casa vacanze/ beautiful holiday home! Decisamente una delle case vacanze più belle in cui io sia mai stata! Ho trascorso qui una settimana insieme alla mia famiglia. L'abbiamo scelta perché spaziosa, noi eravamo in 7, (5 adulti e 2 bambini) e non volevamo rinunciare ai nostri spazi. La casa è arredata con gusto, è pulita e luminosa. Seaford è un paese costiero piccolo ma molto carino. Con una piccola camminata si raggiunge la stazione (treno ottima opzione per visitare Brighton e Eastbourne), i bar (in Uk si chiamano cafè) e i ristoranti. Seaford è una buona base per visitare il sud dell'Inghilterra. Non perdetevi per nulla al mondo le bianche scogliere delle Seven Sisters, Beachy Head and Birling Gap! Definitely one of the most beautiful house I have ever seen! I have been there for a week together with my family. The house is well-furnished, clean and luminous. We chose this accomodation because we were 7 people (5 adults and 2 children) and we didn't want to "sacrifice" our spaces. Seafor is a little nice small seatown. With a small walk you can reach the station (train is the best option for visiting Eastbpurne and Brighton), the cafès and the restaurants. The house is an ideal base for visiting the South Coast of England (do not miss Seven Sisters, Beachy Head and Birling Gap!!!).

Gorgeous stylishly decorated spacious house. Spacious house, large rooms, over three floors, gives a great sense of space for everyone. Lovely kitchen - the heart of every home! Perfect for holidays, get-togethers for large family or friendship groups. Tastefully decorated; very well equipped. Perfect location, quiet residential road, 2 / 3 mins walk from good local independent restaurants and cafes. Only about 7 mins walk from Seaford's beautiful Promenade and beach and from Seaford Head with its stunning walk to Cuckmere Haven.

Brilliant warm home-from-home holiday Three generations enjoyed the comfortable accommodation a short walk from the beautiful beach, but close to shops. Cycling the wide seaside promenade was fun for all. A short drive to lovely Eastbourne and fab Towner Gallery. Fridge freezer amazing. We'd love to visit again!
A spacious and comfortable house that easily takes ten adults and with plenty of bathrooms. The kitchen is well equipped and works well with the dining room which is next door. the garden is not large but there is plenty of space to sit outside to enjoy breakfast or a drink in the evening. Shops and the station are not far away and to get to the beach takes about ten minutes. Parking is either on the road or in the public car park which is just across the road and is not expensive.
There is a week-long minimum stay and bookings run from Saturday to Saturday in peak season, although flexible arrival days and short breaks may be possible out of season.
Costs include the weekly rent, a £30 booking fee and a returnable £500 security deposit. To book requires an immediate, non-refundable deposit of £400 per week booked (booking fee and a portion of the rent) and then the balance, including the security deposit, is due by no later than six weeks before your arrival. For stays of three weeks or more, you may be asked to pay a higher security deposit. The security deposit will be returned to you within 1-2 weeks of your departure, minus any deduction for damage, loss or excessive cleaning required.
The checkout time is 10am on the day of departure – a fine may be applied if you do not leave on time. Please leave the property in good order – dispose of rubbish in external bins and wash up any pots/dishes or load into the dishwasher and switch on. If the accommodation is left in an unreasonable state, requiring deep cleaning, the cost for this will be deducted from your security deposit.
One medium dog or up to two small dogs may be considered on a selective basis and, if approved, a supplement will apply. Please contact the Exclusively office to discuss your dog(s) if you wish to bring them. Any pet given permission to come must not be allowed on the beds or furniture or left in the property alone. They must only use a pet bed and pet bowls that you bring with you. You will be expected to clean up after your pet and are liable for any damage it causes. Please bring a separate towel for your dog to wipe muddy / sandy paws before entering the property.
The property can only be used for the maximum number shown on the booking correspondence. It must not be used for improper, illegal or immoral purposes. Guests must not sub-let the property and must not change, add, move or remove any items of furniture, furnishings or structures inside or outside. Guests must not cause (nor allow any visitors to cause) any nuisance, annoyance or disturbance to neighbours, the property owner or the property owner’s agent. Strictly no smoking throughout the house.
