This group accommodation holiday home sleeps 14 in permanent beds. There are two single bedrooms, two double bedrooms, and four flexible rooms that can be set up as either kingsize or twin bedrooms. With cube beds set up in the larger bedrooms and the sofabed set up in one of the lounges, the house can sleep up to 19.
An extendable dining table provides a natural hub for a wonderful atmosphere and group dining. Two reception rooms provide ample space for catching up or perhaps planning the day’s entertainment. The front lounge has a large flatscreen TV, DVD player and iPod docking station.

The south-facing tranquil and small private garden at the rear of the house provides an outdoor escape. As it is small, outdoor dining furniture is not provided, but you can always bring out a dining room chair if you fancy a sneaky sit in the sun.
The house has a family bathroom with both bath and shower, plus two further shower rooms. All linen and towels are provided, plus extra touches, such as free WiFi and enough milk, tea and coffee for a welcome drink on arrival.
There is a three-night minimum stay (eg Friday to Monday for weekend breaks) and through peak season (eg school holidays) the property has a week-long minimum stay, with bookings running from Friday to Friday.

On arrival we found a spacious, clean house with all the facilities we needed. Close to the Seafront, shops and takeaways.
A huge thank you to Exclusively Eastbourne for this superb and wonderful property. I was looking for a place in the area to house a 19 person film cast and crew and could not have been more pleasantly surprised by number 95. The rooms were superb: simple, clean and modern. With two living rooms and a phenomenally huge dining table it was easy to feel that we all had a space to hang out as a group but also were not stepping on each others toes after a long day filming. I would highly recommend this wonderful property and if I am ever back in Eastbourne again I know exactly where I will be staying!
Our first impression on arrival was the friendly welcome when we collected our keys. The property was cleaned to a high standard and well maintained - a perfect place to spend a holiday. We all wished we could have stayed longer but we will certainly stay there again.
We had a really good week in No 95 - we all thought the house was great - really comfortable (beds and sofas), all very clean and spacious. And a brilliant position in the town. Everyone at Exclusively Eastbourne was very helpful too. We would definitely book with you again and recommend you highly to anyone who wants to stay in the area.

Ample space for a large family. Only 5 minutes from the beach (less if you're young and active) this property has all the space we needed for our large family get-together. Very comfortable sleeping arrangements even giving our 2 teenagers a bedroom each (bliss).Plenty of places within easy walking distance including the shops. Exciting parking on a bit of a lottery basis. Such minor problems that we encountered were very quickly and cheerfully rectified. We had a lovely time here.
Great value for a large group seaside weekend. This house is very close to the beach/seafront and supermarkets for the big shop required! The accommodation is flexible and spacious. We found it to be clean and tidy, not cluttered but well stocked with what you need. Recommended as a good value stay.
Fab family house close to beach. We stayed here with 6 adults and 7 children aged from 3 to 11. Lots of space, clean and very well equipped. The garden was a bit too small to use but the beach is a 5 min easy stroll away. Lots of things to do along the seafront. Plenty of nice pubs and restaurants within walking distance. Also a good company to deal with - efficient and great communication. Would highly recommend.

Bookings run from a Friday to Sunday or Monday-Friday (the same price for either slot) or on a week-long basis.
The price shown on the online booking system is for up to 14 people (the number who can sleep in the permanent beds). For each person above this number, a supplement of £50 will be applied to both short stays or week-long booking, up to a maximum of 19 people.
To book requires an immediate, non-refundable deposit of £200 (booking fee and a portion of the rent) and then the balance, including the security deposit of £500, is due by no later than six weeks before your arrival. For stays of three weeks or more, you may be asked to pay a higher security deposit and/or booking deposit.
The checkout time is 10am on the day of departure – a fine may be applied if you do not leave on time. Please leave the property in good order – dispose of rubbish in external bins and wash up any pots/dishes or place in the dishwasher and switch on before you leave. If the accommodation is left in an unreasonable state, requiring deep cleaning, the cost for this will be deducted from your security deposit.
The security deposit will be returned to you within 1-2 weeks of your departure, minus any deduction for damage, loss or excessive cleaning required.
The property can only be used for the maximum number shown on the booking correspondence. It must not be used for improper, illegal or immoral purposes. Guests must not sub-let the property and must not change, add, move or remove any items of furniture, furnishings or structures inside or outside. Guests must not cause (nor allow any visitors to cause) any nuisance, annoyance or disturbance to neighbours, the property owner or the property owner’s agent.
Parties are not permitted and neighbours should be considered at all times. Music, TV and general noise should be kept low after 9pm/before 9am and doors and windows closed during this period. Please also consider neighbours when returning to the property at night and when using the patio.
