It is located on a quiet residential street just a short stroll by mooring boats to the attractive Waterfront area of Sovereign Harbour, with its cafes, bars and restaurants. The glorious South Downs are also within easy reach, so this provides a great base for walking holidays.
Beautifully furnished throughout, this three-storey townhouse is ideal for families or friends – sleeping up to six across its four bedrooms.
On the ground floor, the stunning, contemporary dining kitchen has been thoughtfully extended with an airy, light seating area overlooking the patio garden. This includes a wall-mounted TV and the tiled floor delightfully warmed with underfloor heating, providing year-round comfort. In warmer weather, bi-fold doors can be opened across the full width of the house to blend the inside and outside social spaces.
Outside you can enjoy a dining set to seat six plus a gas BBQ, and inside the extending dining table can also seat up to six.
The modern, fitted, grey gloss kitchen is well equipped for a self catering stay with a fridge-freezer, dishwasher, microwave, hob and double oven, plus a sink with an instant, boiling hot water dispenser. A separate utility room houses a washer-dryer and there is a toilet on this ground floor level.

Venture upstairs on a deliciously thick pile carpet to a spacious, yet cosy lounge with two large sofas and a big TV. Juliette-style balcony doors over the rear garden provide plenty of natural light during the day, and when the evening draws in, a selection of lamps offer mood lighting if you’re feeling romantic.
This floor also boasts a prettily-decorated double bedroom, with plenty of storage space in its triple wardrobe. On the top floor is the master bedroom, with an ensuite shower room. This top floor also has two single bedrooms and the main family bathroom, with a bath and shower over.
WiFi is provided, along with all towels and linen, and there is driveway parking for two cars at this holiday home. A small, neutered / sprayed adult well-behaved dog would be considered (supplement applies) if kept to the ground floor only. Just behind the nearby Waterfront, the Sovereign Harbour retail area includes an Asda supermarket, Boots pharmacy, TK Maxx, Next and various other stores, as well as a Cineworld Multiplex. Eastbourne town centre, with its theatres, art gallery and wider selection of restaurants, is around four miles away – a short drive or a very pleasant stroll along the seafront promenade.

Clean, comfortable and with everything you could need. The house perfectly fitted our needs as a family on a week away. It was very well appointed and felt recently fitted out and decorated. There was also everything you could need in self-catering. While it was in very close proximity with other properties and we did experience a little bit of disturbance at night, generally it was a quiet area and very nice to be so close to the Marinas and beach.
Kingston Quay is a lovely house in a very quiet part of the harbour. The house was spotless, every room was very clean. Nice modern, comfortable house supplied with everything you could possibly need. Full Sky sports package was an excellent bonus for us. During Airbourne is always a great time to visit, sitting on the pier watching the Red Arrows is fantastic. We play golf and there are plenty of nearby courses to chose from. We would definitely recommend this property. Exclusively Eastbourne Holiday Homes were a pleasure to deal with.
Wonderful holiday house. Spent a wonderful week here. House and kitchen especially, fully equipped for our needs. Good location near the harbour and 10 minute walk to the supermarket and other shops. Having the 2 living areas was a great bonus and we loved opening the bi fold doors to have an indoor/outdoor space. House was large enough not to feel crowded by 6 people. Lots to see and do within a short drive and is a great place to stay for an English seaside holiday!

Ideal in every way! Ideal lovely modern town house (style) well situated and close to all amenties. Very spacious, clever use of spacious. We were three teenagers and two adults so the two bathrooms were very useful. Lovely out door seating area with fairlylights lite in the evening. Very clean and simply everything had been supplied one hundred percent attention to detail. We'll be back!

Brilliant location, 2 mins from a bustling Marina and such a peaceful neighbourhood.
Really nice place Close to the marina at sovereign quay, morning walks were fabulous, bike riding around the marina is a must too. Close to Eastbourne centre, some good shops, great pebble beaches, lots of room during Covid 19 restrictions. Great house, fully equipped we were a party of 6 and a dog and can happily say there was plenty of room for us all. Loved the kitchen, dining and outdoor dining space. Restaurants, coffee shops and bars around the marina all within 5 mins walk. We had a great Staycation.
Great house and location only half a mile to sea front. The house was beautiful and had all the amenities we needed and more. We found lots to do in the area, great week in Eastbourne.
This property accepts pets only with prior approval (surcharge applies) so please call to discuss. Strictly no smoking and parties are not permitted.
There is a week-long minimum stay and bookings run from Saturday to Saturday in peak season, although flexible arrival days may be possible out of season.
Costs include the weekly rent, a £30 booking fee and a returnable £200 security deposit. To book requires an immediate, non-refundable deposit of £200 per week booked (booking fee and a portion of the rent) and then the balance, including the security deposit, is due by no later than six weeks before your arrival. For stays of three weeks or more, you may be asked to pay a higher security deposit.
The checkout time is 10am on the day of departure – a fine may be applied if you do not leave on time. Please leave the property in good order – dispose of rubbish in external bins and wash up any pots/dishes or place in the dishwasher and switch on before you leave. If the accommodation is left in an unreasonable state, requiring deep cleaning, the cost for this will be deducted from your security deposit.
Dogs are considered on a selective basis and, if approved, a supplement will apply. Please contact Exclusively Eastbourne to discuss your pet if you wish to bring them. Any pet given permission to come must not be allowed on the beds or furniture or left in the property alone. They must only use a pet bed and pet bowls that you bring with you. You will be expected to clean up after your pet and are liable for any damage it causes. Please bring a separate towel for your dog to wipe muddy / wet paws before entering the house.
The security deposit will be returned to you within 1-2 weeks of your departure, minus any deduction for damage, loss or excessive cleaning required.
The property can only be used for the maximum number shown on the booking correspondence. It must not be used for improper, illegal or immoral purposes. Guests must not sub-let the property and must not change, add, move or remove any items of furniture, furnishings or structures inside or outside. Guests must not cause (nor allow any visitors to cause) any nuisance, annoyance or disturbance to neighbours, the property owner or the property owner’s agent.
