The spacious, comfortable lounge, complete with flat screen TV, Sky TV, iPod docking and stereo system, provides a relaxing room for all the family, with French doors overlooking the expansive gardens.

The light and airy diner-kitchen includes a wall-mounted TV, double oven, dishwasher, fridge, freezer and microwave, and all the utensils to enjoy a self catering holiday let. A separate utility room houses a washing machine and tumble dryer.
The spacious master bedroom with a kingsize bed is on the first floor, with views over the South Downs towards the sea. Across the landing is a family bathroom, complete with bath, separate walk-in shower and bidet.
A further two bedrooms are situated on the ground floor, offering flexible family accommodation; one with a double bed and the other with twin beds. There is a second bathroom, again with bath and separate walk-in shower. With ramped access via the lounge patio doors, the ground floor sleeping area and bathroom means this is a good option for those in a wheelchair.
There is free WiFi throughout, a gravel driveway with generous parking and all linen and towels are provided, together with a welcome pack of goodies such as milk, tea and coffee to get you started. Cotbed available on request.
The beach is within easy access, there are many quaint villages nearby, and a wealth of interesting historical and cultural attractions to visit. And if you’re looking for a bigger social scene, Eastbourne is only four miles away and even Brighton is just a bus ride or drive away with its cosmopolitan cafes, shops and nightlife.

Stayed at Friston Down this summer for one week with three children. Excellent gardens, excellent swimming pool (29 degrees and crystal clear, owner has PhD in chemistry, it shows!) and lovely master bedroom. Phil and Carolyn were fine hosts. We stayed at another rental in eastbourne the following week, as were joined by family and therefore needed five bedrooms. Although this other property was £400 more expensive, it did not come close to the quality of Friston Down.
Beyond all expectations. Incredible house, lovely family, fantastic views. It was better than home from home. Spacious and very comfortable. We had a great time and hope to go back. Lots to see and do and easy for day trips to London. We brought back shells and chalk from the beach but above all very happy memories. Many thanks to the warm and wonderful family.
We were traveling to England due to a bereavement and Phil and Carolyn were gracious hosts who could not have done more to make our stay more comfortable. The home is so comfortably furnished, the kitchen is kitted out as well as my kitchen at home and games, books, music, TVs, docking stations and a great wifi connection all contributed to making our stay so very perfect. The Cottage at Friston Down is a peaceful and perfect location for exploring the South Downs yet Eastbourne is a short drive away. I would unreservedly recommend this home to anyone looking for a South Coast break.
Comfortable, cosy, welcoming, everything you can want for a holiday rental, stunning scenery, beautiful walks, beautiful drives along costal and country roads. Will not hesitate to book next year
We stayed for 3 weeks while traveling with 2 small children and our in-laws. The place was perfection! Large grounds were perfect for our 2 year old to run around, and great for entertaining our family who lives in the area. The property owners were very accommodating and did all they could to make our stay enjoyable. Lovely views, great hikes, and a great property to come home to. 10 minute walk to a bus stop, so very easy to get around, even without a car. We will definitely stay here again.
If you love the countryside, the wide open spaces, the white cliffs of the Seven Sisters, this is the place to go. Perfect environment for hiking, mountain biking and other outdoor activities. Ending the day with a good glass of wine and a tasty meal at the local pub. As for the cottage, it is all positive. Located on top of a hill, perfect quiet spot, with an amazing view overlooking Friston Forest. Also close to the village green of East Dean. Cottage is clean and very well equipped. And the hosts/owners do just about anything to assure you do not lack anything. We had a wonderful holiday! Susan W, The Netherlands
In 2 hours from Dover. The landscape is beautiful and the house is perfectly located in a very quiet lane, with the owner's house nearby but not overlooking. Inside, it's clean and comfortable with a large flat screen tv , cds, dvds and a modern hifi with iPod player/charger. WIFI available. Linen and towels are extra. There's a washing machine, dishwasher and a microwave. Plenty of pots, pans, dishes, plates, glasses, bowls, cutlery, utensils etc. There are also lots of games, books, magazines and dvds to keep you occupied in the evenings. The garden is beautiful with a swimming pool and a large field to play and rest. The hosts are sp friendly: we had a good time and will come back!
Really impressed with the high standard of accommodation and how very homely and spacious it felt. The cottage is equipped with all the latest gadgets and kitchen utensils. Extremely clean and comfortable. As a family of 6 consisting of a 2 year old, toddler, parents and grandparents we had quite a few different needs – The Cottage at Friston Down was perfect for us with the outside terrace/patio, large flat garden, heated pool, table tennis table, football goals and of course Dillon the puppy!! The location was ideal; a 5 minute drive to Eastbourne, beaches, walks, supermarkets and Druscillas Park. We had a very good time at Friston Down and Phil and Carolyn the owners are very welcoming and helpful. Thanks again to Phil for everything.
From the moment we arrived we were made to feel extra special. The place is out of this world but the owners make it a place never to be forgotten. My children aged 2 and 3 are already asking when we can go back to our holiday home and I can see them wanting to return year after year as there was something there for all ages. Everything we needed and much more was provided in the kitchen and there was every mod con going.
I confess I have never written a review before, but do feel the need to express my overwhelming satisfaction with our recent holiday at this location. The accommodation is excellent, beautifully finished, with so many personal touches which indicate that this is a labour of love for owners Phil and Carolyn, and not simply a business. All rooms are well maintained, especially master bedroom, lounge and kitchen/diner, and both bathrooms are spacious and modern. The gardens are immaculate, and the views of the surrounding countryside breath-taking. It is such a quiet peaceful location, we had no disturbances and felt totally at home. The boys loved the TV and video system, and the kitchen had every possible utensil required. And the swimming pool really was comfortably warm! Phil and Carolyn are perfect hosts, balancing attentiveness with privacy. The place oozes quality and thoughtfulness, and I could find no fault. I really miss eating breakfast on the patio in the mornings, and watching the sun go down in the evenings! Will certainly look to return again!
I would highly recommend Friston Down In Eastbourne, quite simply the owners couldn't do more to make you feel welcome, Phil is extremely knowledgeable about the local area with good suggestions for a day out, he's also a really nice guy, his wife Carolyne is an excellent cook, it was my birthday when we were there and they cooked our family an excellent meal. The accommodation is excellent, with really comfortable beds, full sky package and wifi. On arriving we agreed times with Phil and Carolyn when we could use the pool, no hassle there and their family is willing to fit around you. The pool is a really good size and heated to 30oC when we were there. I would highly recommend this property and if we were ever in the Eastbourne area again I would most definitley stay here. Well done Phil and Carolyn, thanks from our family for a great week spent with you.
Was reluctant to review our holiday stay in Friston Down - wanted to keep this gem to ourselves! Had great weather and used swimming pool every day. Pool is heated and could be used in usual British summer. Cottage is clean ,well equipped and full of character. Owners Phil and Carolyn were very welcoming and helpful without being intrusive- they made our stay a success.
Nothing to fault. Excellent home and well supplied. Excellent hosts. We will return without hesitation.
A home from home with friendly and helpful hosts. We spent a most enjoyable week at Friston Down, feeling immediately at home in the beautifully furnished cottage. The swimming pool was the great attraction for our two grandsons, as were the extensive grounds, perfect for all kinds of games. We had several interesting conversations with the owners, who advised us what to visit. It was certainly a holiday to remember!
Great family holiday. Lovely cottage with superb views, fantastic hosts, great garden and swimming pool and, for once, heated really means heated - warm enough for 80 year old mum and 83 year old uncle to get in and have a swim! The owners (and dog Dylan) were really friendly. Nothing was too much trouble. Close to Eastbourne which we really enjoyed and a bus ride away from Brighton and other coastal towns.
This property does not accept pets. Smoking is not permitted.
There is a week-long minimum stay and bookings run from Saturday to Saturday in peak season, although flexible arrival days may be possible out of season.
Costs include the weekly rent, a £30 booking fee and a returnable £200 security deposit. To book requires an immediate, non-refundable deposit of £200 (booking fee and a portion of the rent) and then the balance, including the security deposit, is due by no later than six weeks before your arrival. For stays of three weeks or more, you may be asked to pay a higher security deposit and/or booking deposit.
The checkout time is 10am on the day of departure – a fine may be applied if you do not leave on time. Please leave the property in good order – dispose of rubbish in external bins and wash up any pots/dishes or place in the dishwasher and switch on before you leave. If the accommodation is left in an unreasonable state, requiring deep cleaning, the cost for this will be deducted from your security deposit.
The security deposit will be returned to you within 1-2 weeks of your departure, minus any deduction for damage, loss or excessive cleaning required.
The property can only be used for the maximum number shown on the booking correspondence. It must not be used for improper, illegal or immoral purposes. Guests must not sub-let the property and must not change, add, move or remove any items of furniture, furnishings or structures inside or outside. Guests must not cause (nor allow any visitors to cause) any nuisance, annoyance or disturbance to neighbours, the property owner or the property owner’s agent.
