Modern, comfortable and practical, the home provides six large bedrooms to sleep up to 12.  There is also additional space for babies; please ask if you need the cot or high chair setting up. There is ample parking for up to four cars on the driveway including an untethered free EV charger for electric vehicles.  A double garage is also yours to use; great space for cars, bicycles or watersports equipment.

Please be aware that loud parties, gatherings and single sex groups are strictly prohibited in this property – this is a quiet residential area, so please show consideration for neighbours at all times.  Keep music, TV and noise low after 8pm and before 9am and as sound travels much further when you are outside the property, please take extra care when you are enjoying the garden/decking area so that the neighbours can also enjoy theirs.  We ask guests to respect a strict 11pm curfew when using this outdoor space and to ensure everyone is indoors with doors closed by this time.

In the lounge there are plenty of sofas and chairs around the  Smart TV, and French doors leading to the terrace.  A large outdoor dining set means you can enjoy meals al fresco when the weather permits.

The huge dining kitchen has a table which seats up to 12, providing a welcoming focal point for families and friends. This includes a large range-style cooker, fridge-freezer, dishwasher, microwave and coffee machine, plus plenty of cooking equipment for your self catering break.  A separate utility room houses a washing machine and tumble dryer.

The more formal dining room seats up to eight, providing useful extra space to plan the adventures ahead or a separate ‘adults-only’ dining area.  There is also a study on the ground floor, with a desk if you need to catch up on emails.  With a comfy sofa and another Smart TV and DVD player, it’s also a great hideout if you can’t agree what to watch.

All bedrooms are large (no one will feel short-changed) and provide good levels of storage, often built-in.  Five of these are situated on the first floor (three with water views) and there is a twin bedroom on the ground floor with a toilet and wash basin opposite.

The principle bedroom has a super kingsize bed (or can be split into two twin beds if you prefer), marina views, plus an ensuite bathroom with a bath and separate shower for space and flexibility.

The second bedroom can also be a super kingsize or twin room and has an ensuite shower room. Bedroom three provides a permanent kingsize, and there are a further two twin bedrooms on the first floor, plus a separate family bathroom, with bath and separate shower.

WiFi is provided, plus linen and regular towels (please bring your own beach towels).  Additional linen is supplied for stays of two weeks or more, as with all our large houses to rent in Sussex.

The checkout time is 10am on the day of departure – a fine may be applied if you do not leave on time. Please leave the property in good order – dispose of rubbish in external bins and wash up any pots/dishes or place in the dishwasher and switch on before you leave. If the accommodation is left in an unreasonable state, requiring deep cleaning, the cost for this will be deducted from your security deposit.

Dogs are considered on a selective basis and, if approved, a supplement will apply. Please contact Exclusively Eastbourne to discuss your pet if you wish to bring them. Any pet given permission to come must not be allowed on the beds or furniture or left in the property alone. They must only use a pet bed and pet bowls that you bring with you. You will be expected to clean up after your pet and are liable for any damage it causes. Please bring a separate towel for your dog to wipe muddy / sandy paws before entering the house.

The security deposit will be returned to you within 1-2 weeks of your departure, minus any deduction for damage, loss or excessive cleaning required.

The property can only be used for the maximum number shown on the booking correspondence. It must not be used for improper, illegal or immoral purposes. Guests must not sub-let the property and must not change, add, move or remove any items of furniture, furnishings or structures inside or outside. Guests must not cause (nor allow any visitors to cause) any nuisance, annoyance or disturbance to neighbours, the property owner or the property owner’s agent.
